About Heber-Overgaard
Heber-Overgaard is a pair of adjoining communities of roughly 3,000 combined year-round residents strung along State Route 260 atop the Mogollon Rim, at about 6,600 feet in the Sitgreaves National Forest. Heber is the older settlement, with ranching roots going back to the 1870s; Overgaard grew up around the timber industry to its east.
The area is defined by the forest around it and by fire history — the 2002 Rodeo-Chediski Fire burned to the edge of town and reshaped how people here think about defensible space, backup power, and evacuation. Black Canyon Lake and the Rim Lakes country north of town draw the summer traffic.
Most of the housing is cabins and forest-lot homes on Buckskin Canyon Road, Mogollon Airpark, and the subdivisions spread through the pines, plus a steady retiree population that has made it a permanent home.

Backup power, freeze protection, and forest-lot service
Standby power comes up in almost every Heber-Overgaard conversation. Outages here run longer than they do in town, and the consequences are bigger when the well pump and the heat both stop. We install transfer switches and generator interlocks done properly — correctly rated, correctly labeled, and wired so a portable or standby unit can never backfeed the utility line — plus the dedicated circuits that keep a well, a freezer, and a furnace running.
Beyond that it's the standard rim-country package handled well: freeze protection and heat-tape circuits for cabins that sit cold, whole-home surge protection against monsoon strikes, service and panel upgrades on 1970s and '80s cabins that were never meant to run a mini-split and an EV charger, and outdoor-rated wiring for pump houses, well heads, and detached shops set well back from the house.
