Ten minutes south of town off Highway 89A, Kachina Village is a full-time neighborhood of families — and one of the areas we're in most often.

About Kachina Village

Kachina Village is an unincorporated community of about 2,600 people just south of Flagstaff, sitting in the pines below Fort Tuthill and the Mountainaire turnoff. Unlike the cabin communities further south, this is where people actually live year-round: NAU staff, city and county employees, tradespeople, and families who wanted a lot with trees on it.

Most of the homes went up between the late 1970s and the 1990s, on generous wooded lots along streets like Tovar, Kayenta, and Wilson Drive. It shares the Kachina Village Improvement District water system with Mountainaire next door, and the two communities function as one neighborhood in most practical ways.

The tradeoff for the trees is that the utility feed runs through forest, so outages from wind, snow load, and monsoon lightning are a normal part of life down here.

What forty-year-old mountain homes need

The housing stock has aged into a very specific set of needs. Panels installed in 1985 are out of space and, in some cases, on manufacturers' problem lists. Kitchens and baths from that era predate modern GFCI and AFCI requirements. And homes designed for a wood stove and a well pump are now running EV chargers, heat pumps, hot tubs, and home offices on the same service.

So most of our Kachina Village work is load-driven: service and panel upgrades, dedicated circuits for garages and shops, EV charger installs done right the first time, and whole-home surge protection — which matters more here than in town because of how often the power blinks. We also handle a steady amount of generator interlock and transfer-switch work for families who'd rather not lose a freezer to a two-day winter outage.
