About Munds Park

Munds Park is the classic Arizona summer-cabin community: roughly a thousand year-round residents, several thousand more from Phoenix and the Valley between May and October. It sits at about 6,500 feet in the ponderosa at exit 322, with Pinewood Country Club and its golf course at the center and streets of A-frames, cabins, and manufactured homes fanning out from there.

Two things define it. First, most of the housing was built between the 1960s and the 1980s as seasonal getaways, not year-round residences — and it shows in the wiring. Second, a large share of owners live two hours south, so a problem often gets discovered in October when someone locks up, or in May when they open the place and something doesn't work.

Cabin and seasonal-home electrical work

We do a lot of open-up and close-down work here: checking that a place will winter safely, tracing a circuit that quit sometime between Labor Day and Memorial Day, and getting a cabin functional before the family arrives on Friday. Because owners are often out of town, we're set up to coordinate access, send photos, and give a straight answer over the phone rather than requiring somebody to be on site to point at the problem.

The recurring technical issues are consistent: 1970s panels that are out of breaker space and past their service life, exterior circuits and pump houses that rodents and freeze cycles have chewed through, undersized service for a place that's added a hot tub or a mini-split, and heat tape and freeze-protection circuits that were never properly dedicated. Seasonal places also see more surge damage than full-time homes, simply because nobody's there to unplug anything when a monsoon cell rolls over.
