About Timberline
Timberline — often grouped with the adjoining Fernwood and Timberline Estates areas — is an unincorporated community northeast of Flagstaff, tucked between US-89 and the eastern slope of the San Francisco Peaks. A few thousand people live here on lots that are generally larger than in-town parcels but tighter than the open acreage of neighboring Doney Park.
The area sits directly downhill from the burn scars of the Schultz and Museum Fire drainages, which is why flood mitigation and drainage work has been such a visible part of life here in recent years. Anything buried, bonded, or grounded on these properties has to account for water moving across the ground in ways it didn't twenty years ago.
Housing is a mix: 1970s and '80s homes, manufactured homes on permanent foundations, and newer custom builds — many with a detached garage or shop out back.

Storm runoff, surges, and outbuildings
Post-fire flooding changed the ground here. We regularly find corroded or washed-out buried conduit, damaged ground rods and bonding, and pedestal and pump circuits that were fine before the drainages started moving debris. Repairs get re-routed and re-protected, not just spliced.
The other constant is monsoon surge. Homes on this side of the Peaks take lightning-adjacent hits every summer, and a whole-home surge protective device at the panel — plus point-of-use protection for well controls and HVAC — is the cheapest insurance on the property. Beyond that: panel replacements on aging 100-amp services, subpanels and dedicated circuits for shops and detached garages, and manufactured-home service work where the original pedestal and feeder are well past their service life.
