The Difference Between Commercial and Residential Electricians

Three-phase power, conduit versus Romex, code and inspection requirements, and downtime planning — what actually separates commercial from residential electrical work, and which one your building needs.

They're both licensed electricians, and the physics doesn't change. But the systems, materials, code requirements, and daily working assumptions are different enough that most electricians spend their careers leaning one way. Knowing which you need saves everyone a wasted site visit.

The power itself is different

Homes run single-phase 120/240-volt service. Commercial buildings are usually three-phase — 120/208 or 277/480 volts — which changes the equipment, the conductor sizing, and how motor loads behave. A 480-volt fault is a fundamentally different event than a 120-volt one, and the training and personal protective equipment reflect that.

Wiring methods and materials

  • Residential: mostly non-metallic cable (Romex) stapled through studs and joists, plastic boxes, and wire nuts. Fast to install, protected by the structure.
  • Commercial: conductors pulled through conduit — EMT, rigid, or MC cable — into metal boxes, with cable tray in larger facilities. More labor up front, but it's accessible, mechanically protected, and can be re-pulled when the tenant changes.

That difference explains a lot of the cost gap people notice when they get a commercial quote for the first time. It also explains why commercial work is easier to modify five years later.

Code, inspection, and documentation

Commercial projects carry requirements homes don't: emergency and egress lighting, fire alarm interfaces, exit signage, accessibility, energy code compliance for lighting controls, and inspections coordinated with a general contractor's schedule. There are usually drawings, submittals, and as-builts. A commercial electrician spends real time on paperwork, because the building department and the tenant both expect it.

Different definitions of "a problem"

At a house, an inconvenient repair means an evening without the dishwasher. At a restaurant, an hour of downtime during service is measured in lost revenue and spoiled product. Commercial work gets planned around business hours, phased shutdowns, and after-hours cutovers — the schedule is often the hardest part of the job, not the wiring.

So which do you need?

Single-family home, townhouse, or a detached garage or shop on a residential service: residential. Retail space, office, restaurant, church, warehouse, multi-tenant building, or anything with three-phase power, rooftop units, or a commercial kitchen: commercial. If you own a small business in a converted house, ask — the answer depends on the service, not the architecture.

A contractor that does both, with electricians trained for each, is generally the easiest path. We run residential and commercial work out of the same shop, so nobody gets handed off mid-project.
